This document is the Business Plan for the Project “Estrella IX”, located in the most
attractive zone of Quito.
The first section, presents the macroeconomic analysis of Ecuador and it pretends to
place the Project in the conditions of the potential threats that can affect it due to a
deceleration of the economy of the country. Also, with the analysis of the market of real
estates, it permits to determinate strategies to secure the success of the development.
The following analysis, study the location of the project, its architecture, costs and
legal aspects; and provides the facts of the current situation that allow us identify the
strengths and weaknesses of the project. These strengths and weaknesses are the bases to
create the commercial strategy of the project and also to determinate the financial analysis
which is the way to obtain indicators like utility, cost effectiveness and, of course, the Net
Present Value of the project.
Finally, with the analysis of the macroeconomic and market environment and of the
actual behavior of the sales until this time, it's purposed an optimization strategy which
combines improvements in the commercial strategy with lower payments in the acquisition
of the departments. With this, it's expected to increase the sales per month and achieve the
success of the real-estate development "Estrella IX".
